Where Tractex reads.
Tractex reads live public government records. Parcel search and zoning are two different layers and they cover different amounts of ground, so both are listed plainly here rather than averaged into one number.

Parcel search
Covering all 100 North Carolina counties + 3 South Carolina countiesOwnership, acreage, assessed value, land use, sale dates, flood, soil and terrain. Flood, soil and terrain are federal, so they cover every parcel we show. North Carolina publishes parcels statewide, so every county there is covered — a gap would be an outage, never a county we skipped. South Carolina has no statewide parcel layer, so it is added one county at a time: York, Lancaster and Spartanburg counties so far.

Regulatory zoning
26 countiesZoning is adopted county by county and town by town, so no state publishes one combined map. Each county below is a layer we read directly from that government's own GIS service and verified against real parcels. Everywhere else, Tractex shows the assessor's land use and says plainly that it is not zoning.

When a county publishes nothing
Counties publish different things. Where one omits a field, Tractex says so on the parcel and names the county rather than leaving a blank that reads as our failure — and it never fills the gap with a guess. That is the same rule the search runs on: a county's silence is not a finding.
