Data Disclaimer
Tractex helps you research land using public government records. The information Tractex surfaces is provided for informational and research purposes only. Please read this disclaimer carefully — it governs how you may rely on anything you see in Tractex.
Data is provided “as is”
Parcel, ownership, valuation, zoning, and environmental information is aggregated from public records maintained by many separate county and government producers. This data is frequently out of date, incomplete, or simply wrong, and coverage and quality vary widely by county. Tractex does not create this data and does not warrant its accuracy, completeness, currency, or fitness for any purpose.
Scores and flags are estimates, not facts
Suitability scores, vacancy indicators, owner-type signals (LLC, absentee, long-held), and any feasibility figures are algorithmic estimates computed from imperfect data. They are not determinations of fact, legal status, value, or fitness, and should never be treated as such.
Not professional advice
Tractex is an informational research tool. It is not legal, financial, investment, tax, surveying, title, appraisal, or real-estate brokerage advice, and using Tractex does not create any professional or fiduciary relationship.
You must independently verify
Before making any acquisition, investment, or contact decision, you must independently verify every material fact through proper channels, including:
- Ownership and title — a professional title search;
- Boundaries and acreage — a licensed survey;
- Value — a professional appraisal;
- Zoning and land use — the governing municipality or county directly;
- Environmental status (flood, wetlands, soils) — the authoritative agency and a qualified professional;
- Legal questions — qualified legal counsel.
Limitation of liability
To the fullest extent permitted by law, Tractex is not liable for any decision made, or action taken, in reliance on the data, scores, or estimates it provides. Your use of the information is at your own risk.
Source attribution
North Carolina parcel data is derived from NC OneMap, a service of the North Carolina Center for Geographic Information and Analysis (CGIA) and the state’s county governments, published under CGIA’s free and unrestricted use policy. Land conditions come from the agencies that publish them — among them FEMA (flood zones and natural-hazard ratings), the USDA (soils, septic suitability and rural-development eligibility), the U.S. Fish and Wildlife Service (wetlands), the U.S. Geological Survey (streams, terrain and protected land), the EPA (environmental sites and air quality), the National Park Service (historic districts), the U.S. Census Bureau and HUD (roads and market data), the Federal Railroad Administration and the Bureau of Transportation Statistics (rail), HIFLD (transmission lines), and county GIS offices (zoning) — and each one is named beside it in Tractex. Tractex is not affiliated with or endorsed by these agencies, and the use of trade names or commercial products does not constitute their endorsement by CGIA or North Carolina State Government.
