One plan. Priced per person.

Every seat is the whole product: no feature ladder, nothing held back for a bigger plan. Buy a seat for each person who uses Tractex, and add or remove seats any month.

Bring your team

Choose how many seats at checkout, then invite each teammate by email. Everyone works in one shared workspace: the same saved parcels, deal pipeline, notes and outreach.

Add a seat the day someone joins and pay only for the rest of the month. Remove one when they leave and your next bill is lower.

More than 100 people? Talk to us.

Prices in USD, billed monthly or yearly. Cancel anytime: your plan runs to the end of the period you've paid for. A free account gets one search a day that finds land (up to 2 tries) and the full parcel record for what it finds; saving, the pipeline, outreach and exports come with a plan.

01Why the data is different

Read live, off-market, and honest about its gaps.

01

Read live, not cached

When you hit search, Tractex queries the county's own records system. Ownership, assessed value, sale dates and acreage are what the county published, not a copy someone refreshed last quarter.
  • County records
  • At query time
02

Everything is off-market

Tractex works from public ownership records rather than listings, so the land you find is land nobody has listed. There is no feed of for-sale inventory to compete over.
  • Ownership records
  • Not listings
03

It tells you what it doesn't know

An uncovered county says so. A county that publishes no sale dates says so. Tractex never presents assessor land use as regulatory zoning, and never predicts whether an owner will sell.
  • Gaps named
  • No predictions

Reading the county live is also why a dense-metro search takes seconds rather than appearing instantly. We think current beats instant when you are about to mail an owner.
